Best way to clear out tenants for rehab/re-rent

Hello!

I am purchasing a 4 unit mixed use building. 3 units are residential and 1 is commercial. I am going to keep the commercial tenant in place but rehab the 3 residential units and increase the rents. I was wondering if I should clear out all 3 tenants at once and rehab all units or do 1 at a time to keep some cash coming in? Thank you!
