Landlord Liable for Mildew?

My tenant contacted me because she discovered her clothes stored in the basement were mildewed. I had informed her when she moved in that the basement had flooded in the past and it was actually flooded when she looked at the property for the first time. I took steps to prevent future flooding, but informed her I could not guarantee it would not flood again.

My initial thought is that I am not liable for damage to her clothes. She has not informed me of any flooding, and I am not sure there has been. What, if anything, should I do to keep this from happening again?

If you're working with the same class of people that I worked with in Indy, that's what I would do. If you accept responsibility for their stupidity, it will only escalate.
