Hey all so as im cleaning out one of my rentals i thought about something so excuse me if this diesnt turn out right. Doing this from my iphone. So in another thread i posted had a bad tenant. Long story, i have dog urine in carpeting in spots in living room and hallway areas. This carpet was replaced 6 months before tenant moved in and was in perfect condition when he moved in. Chemdry cleaners say they can treat the carpeting for $550 includes all stains and dog urine treatment which is supposed to make the urine outgas in a period of a few days. They garantee odors to be gone. How does this sound to you guys? Carpet is 1yr 9 mo old trying to save it if i can. Any advise? Thanks

It shouldn't be THAT expensive to replace the carpet in one room and a hallway. I'd get a quote for replacing rather than cleaning it. First - if the urine got through the carpet and the padding, it most likely penetrated in the subfloor . You won't know it until you rip the carpet off. Second, if you have the security deposit, you should definitely charge the expense to the tenant (make sure you document it all with pictures and invoices in case they take it to the court).
Did you allow the pet in the unit? What does your lease say about carpeting and pet damage?
