What is difference between join-application and co-signer

Two nurses want to rent my property as “my home group.” The two nurses will sign the contract. They will have four seniors staying in the property with them, taken care by them.

is there additional legal doc I can sign with them to protect me from obligations of other seniors. The seniors with them could change.

what is the difference between co-applicant and co-signer?

what is the best way to have them sign the contract if I don’t have the full month payment from both of them I am able to evict them?

What if one of them without paying rent? How do I process eviction?

What is my liability with other 4 elders staying with them?
