Mobile home rental??? HOUSTON

Hey BP fam,

Would you buy and rent a mobile home? 

Why or why not? 

Can you foresee any upsides and/or potential problems?

Depends on the area. Mobile home renters are usually the bottom of the tenant pool. This will require major hands on management. Mobile homes have higher than average maintenance costs due to both quality of materials and tenant abuse and, if in a land lease community, lot fees cut into cash flow.  If in a community you also must have permission to buy and rent.

Very difficult to get a mortgage and homes generally do not appreciate.

If the home is on it's own lot situation is somewhat different.
