tenant's security deposit (always a trouble!)

Hello!

When it comes to return the deposits after repairs or cleaning its always an issue and heavy debate happens frequently.  Tenant always shocked to find out if they didnt miss any rent payment they expect 100% return, 10% is absolute most they can tolerate despite the house deteriorated in just one year and half year of their stay (minimal wear and tear) and always go we cleaned it perfectly by themself, and argues every items despite I treat them the best possible during their stay.  And the classic one I didnt do that, it just happen.  I dont know.    I also try to be fair and not throw them all of the fees incurred after they move out more like 45% only.

What would you guys that handles the tenant yourself usually handle these?  

It frustrates me to no end.
