Refi rental before placing in service to increase deprec. value?

Is it possible and advantageous to refinance a rental condo in advance of putting into service so we raise the value we use a basis for depreciation? We bought a few years ago at $125k and value is now around $200k it is a very popular location.  We started renting in Jan 2018, but would consider waiting to put in to service until next years taxes if this was a good idea. I would really appreciate any feedback thanks!
