Tenant wants to find replacement tenant for reduced rent

Adam Putschoegl

My current tenant, who I knew would only be in my place for one year, and will be moving the end of June, is asking if he can get a rental reduction if he finds a replacement tenant to move in in July. Has anyone done this before and how much would be a reasonable reduction?  Seems like it might be worth something to take away the hassle of finding someone new.  Thanks!

"to take away the hassle of finding someone new. Thanks!"

Finding tenants is not a hassle it is your job. Lazy landlords do not survive in this business. There is no problem with tenants referring applicants but that is the extent of it. It is still your responsibility to do the job.

If you want to pay someone to find tenants hire a PM.
