Question about Burned out Landlords

I recently spoke to a couple renting a house here where I currently am, and they live in Florida. The person renting currently has 1 more year left on the lease, however isn't paying there rent, and they have the management company handling all that. The owners say they would like to sell as soon as they can. It has enough spread to be a deal. However, if I put it under contract, does the owner have to break the contract with the current person renting it out first? Or how would that work? Also, I need access to the property for inspection, would I just let owner know I would be viewing it at a particular time so the renter could make way?
