Hello BP,

I'm looking for some advice or ideas from you all.  We are currently at 23 units and that number will hopefully double by Summer.  We have been self managing so far with no real issues.  Have a very trusted and dependable maintenance team member, other than him its just me.  Some of the things I'm looking to offload are maintenance calls, inquires on vacant units and showings. We already prequalify all applicants before we do the showing, eliminating a majority of the tire kickers.

The population of the town we invest in is around 13,000 people, so there isn't much for quality local property management.  While we have been kicking around starting our own firm (currently working on my license), I'm looking for some sort of fix in the mean time.

Has anyone here managed to offload these task without official property management?  If so what did you do?

Thank you!
