for rent by owner - pay Realtor commission for an applicant?

Hi Friends,

What is common practice if you list your own house for rent and an applicant is sent to you by a Realtor?  What if an applicant doesn't say they are working with a Realtor but one contacts you after the lease is signed an expects commission for that applicant? Just wondering how this is handled.
