ISO Help:First time REI:Looking at MFR:Need partner/priv lender

Hello,

I'm currently looking into multifamily deals around my area for an owner occupy. This is my first ever purchase of a home and I don't have much saved so I'm looking for a partner or private lender for the down payment.

My question is; do I search for a partner or private lender prior to finding a deal and making an offer? Or do I make the offer and then once it's accepted try to find a partner/private lender for down payment? I'm also basing my calculations off of 10% and 20% down, since that affects the loan amount and the purchase price as well.

Any feedback is very much appreciated.
