Insuring a Multifamily with (3) Detached Units

Good afternoon BP,

I have a triplex with three detached units that are all identical. It's one parcel of land that has three single family homes, but it was appraised and underwritten as a Triplex (it shows as a Triplex on the county appraisers site as well). I've owned this property for a few years now and when I secured insurance it was done as one single policy. A few months ago the mortgage was sold and now that its time to renew my policy the new debt servicer is requiring that I obtain three separate insurance policies, one for each unit. Now for a comparable policy the cost to insure the entire property has increased 30%. Has anyone in the community ran across an issue like this? Is it reasonable for a debt servicer to require me to obtain three separate policies? Does anyone know of insurance companies that insure MF properties (or properties such as mine) at a low rate? Ultimately, I'm hoping I can secure a policy to insure my property as a triplex and not have to obtain three separate policies.
