Boarding House Deals.... GOOD or BAD

Hey Guys and Gals,

I am fairly new to investing in real estate (I've flipped a few houses and I am currently flipping a house). I have came across a few deals in which I don't have much experiences in and I am reaching out. Boarding houses?? The deal seems too good to be true.

Currently the properties are zoned residential and my thought is they should be zoned commercial. Does anyone have any experience with these type of properties?
