How to remove tenant from lease

My current tenant and his family has a lease that expires in September 2019. However, they are separating. The husband wants to stay in the property and have his ex-girlfriend removed from the lease. I believe she's ok with this. Any advice from experienced landlords? I'm assuming it's best to reevaluate his current income. Should I redo a lease? How do I void a current lease legally? Thank you for any advice and/or suggestions.
