need an opinion on potential first real estate deal. nice turnkey

Im looking to do my first rental deal. found a property just flipped. looks like they both it for 90K, fix it real nice and they are asking 159400.

I plug the number in the BP calculator. 

Im planning to buy cash. 

If I get my offer of 140K (highly doubt i will) That will give me around 700 cashflow and around 6% cash on cash.

If get it for the asking price the cash on cash return drops to around 2.5%. (better to get a CD at the bank). 

opinions.

by the way love the calculator. Definitely going pro at BP to use this more.
