How to rent out condo unit in 55+ community?

I am thinking about buying  a condo in 55+ community with the purpose to rent it out. 

Is anything special about renting out unit to a senior tenant? Maybe the unit has to be equipped according to some standard? 

What would be my responsibility if something happens to the senior tenant? Let's say he fell and couldn't get up?
