New Investor: Looking for Rental property in West Palm Beach

Hello!

I'm a new investor out of Seattle, Wa. Due to the current market conditions in WA State I'm looking at picking up my first deal out of state. Really interested in Florida, West Palm beach in particular. I was recently in Fort Lauderdale checking out properties and want to see West Palm Beach as well. From what I've heard SFR's are hard to come by in the 100-150K price range. I'm also open to condos with lower HOA's in the same price range. Does anyone have recommendations on some good areas around West Palm to start looking? Also, I'd love to connect with a good agent in the area. If anyone has an agent in mind that would be a HUGE help.

I'd really appreciate any advice!
