How to manage out of state rental

Hi All,

I am looking into buying a multi-family (3 unit) investment property in the Florida Keys - long term rental - non vacation. I live up north and plan to visit the property quarterly. My main concern is having someone on hand for key holding when tenants are in place and to show the property when there is a turnover. Also interested in having someone do hurricane preparedness and post inspection. Most of the property management companies want to handle all of the managing. I don't think that is needed. Any thoughts on where to look for bare-bones management?
