Can I sell a duplex on a Lease Option while it's owner occupied?

Hello all!

I'm interested in purchasing a duplex in the San Fernando Valley in CA. Thinking about living in one of the units and renting out the bigger one. I'm looking into the buy and hold strategy but I just wanted to see if selling the property on a lease option while living in one of the units is possible. I'm also looking into using an FHA owner-occupied loan.
