Should I file a unlawful detainer

I just purchased a duplex in November and the next following month neither of the tenants that I inherited has paid rent. I’ve already sent the 5 day pay or quit notices for both units. I sent one final text today reminding the tenants that today was the 5th day and they needed to pay today or vacate. One response I received said that they were gonna pay for this month and next but they were looking for a new apartment. I made my statement and I’m not going back and forth with them. The other response I received was that they had moved all of their items out the 14th and needed remove remaining trash and will give me the keys on Friday. I’m filing a unlawful detainer for one, my question is should file for both?
