How to use debt after a markets crash.

I’m new at this game, and I still have many questions to start my plan as a real estate investor. Can anyone give me an advice on what kind of strategy is usually used by rental property investors when having many rental properties using the leverage system and there’s a markets crash or a down hill situation, to still hold positive cash flow with monthly mortgage payments ? I believe this monthly payment most likely would go higher... or should any investor be prepared with cash reserves to supply total monthly mortgage amounts prior to this bad situation?
