Property management question

I am about to take on management responsibilities for a few properties for an out of state investor. I have already looked up the laws in my state ((Maryland) and I do not need a broker or a license. My question is what are the pros and cons of doing this under my personal name versus an LLC? What kind of liability am I protecting by starting and paying for a new LLC. I will be the sole owner/operator! Thanks in advance for your help BP community!
