Tenant would like to sub-let

Hi All,

One of my Tenant would like to Sublet the Office. There is only one entrance to this office. Please let me know what is the best way to do this?

1. Should I have one lease for both of the Tenants? What if one Tenant pays the rent on time and other dont? I cant lock-out the office as one Tenant is paying on time(Only one Entrance door for both)

2. Lease it to existing Tenant and make this Tenant responsible for the sub-let and rent?
