How to pay for an onsite super?

Good afternoon everyone,

We just purchased an 8 unit building in Union City, NJ.  The existing super who remains there, pays $1,600  per month in rent and gets free parking. The going market rent is about $2,200.  But he is asking for more of a discount, and on top of it, he says he charges for repairs in the building.  I am trying to find out, if anyone here, has had any experience with a super,  and what the going rate is. 

He mostly takes care of the garbage and recycles, and sometimes little things come up.  Any feedback would be greatly appreciated.  Thank you.
