sweat equity for new duplex

Not alot of multi units for sale in my small town.  I know a builder that will let me contribute any labor I want to the build of a duplex......roof, flooring, paint, etc.

Has anyone ever gone this route to lower the initial cost of a rental....almost everything I read about is rehabbing a worn down property. Wouldn't this be similar to the BRRRR method?
