Downtown CS Duplex Investment

I am considering purchasing a duplext on Wallnut St in CS (zip80905). It has 2 units: 338 sq ft/1b1b, and 1300 sq ft/ 2b1b. This is my first investment property and I am planning to use it as a rental after restoring. I wonder is this area has high and stable rental potential. I am hoping to find a landlord who rents in this area and could provide some feedback. Also, what could I expect these 2 units to rent for? Is this a good investment? What kind of people usually rent downtown: families, students, proffessionals, or....etc. Thank you in advance!
