Checking references for Property Management Agencies (Questions)
Hey BP,
I am looking for property management in my area and have interviewed a few different companies/agencies. I have a couple that I am looking to follow up with and they provided me with a some references. I am wondering what might be some good questions to ask the provided references about their experience working with these managers. Thank you.

1. Have you had an eviction since they became the PM?
2. How long was the unit without rent?
3. Was it a tenant they choose?
4. How long does it take them to fill a vacant unit?
5. How often do they inspect a unit and what communication do they provide to you after an inspection?
6. What repairs and maintenance issues have they dealt with for your property? Are you satisfied with the quality, timeliness and cost for the repairs?
7. How long have they been your PM?
8. What changes have you noticed in that time?
9. Will you renew your contract with them when it expires?
10. What do you like about their services?
11. What do you dislike about their services?
12. Do you get enough information to do your income taxes? What date do they generally provide the information? Is the information accurate and complete? Include maintenance, repairs, legal costs, income from vending or whatever, etc.? Well sorted for tax use, eg. depreciation deductible costs like new roof costs separated from minor maintenance like roof repair?
