Landlord Tenant Issues

I have a tenant who is breaking their lease, there was a leak in the apartment which led to mold, we fixed the leak and are fixing the mold but they are insisting on moving out. I offered to let them out of their lease but will keep half of their security deposit. They are threatening a law suit, do i have a case?
