Evict tenant in de, she is in and out of jail/rehab

I have a tenant in and out jail/rehab.. 4 months behind rent, now want to apply for section 8, the problem is the house is not quailifed for assistance .. The property is in Claymont, DE

The tenant being in and out of jail/rehab is not your concern, nor is it your problem. The fact that she wants section 8 is also irrelevant. You follow your states eviction laws the day rent is late, and get her out ASAP. You have now given this tenant 4 months worth of rent out of your pocket...why are you still subsidizing his or her lifestyle? Hire an attorney yesterday. Don't do the eviction yourself, as you have already proven you aren't up to it. Once this tenant is out, you need to take a good look in the mirror and decide if you should sell or keep this rental property.
