Selecting our first tenant... need help
We just listed our first rehab property for rent on Oct 20 and have been receiving applicants who want to move in early Nov. I know this in itself can be a red flag. It's obviously tempting to move someone in and collect rent for November but not worth it for a bad tenant. This is a probably a low B or c+ area.
Are there circumstances where you will accept tenants with a low credit score / collection accounts? If so, what are they?
What about misdemeanors on their background?
What if they were willing to pay first & last mo rent up front +security?
Looking for insight as this is my first time placing a tenant!!
