Unsolicited advise

What is it with people when they provide an unsolicited advise?
My insurance agent (who does not won any income property) when I came to insure the property, started to tell me that it's much better to own commercial RE, and that residential tenants are dirtbags and are only looking for ways to scam the landlords.
Or a lady at work (who rents herself) who advised to stay away from tenants of certain race cause all of them trash the property. She knows cause her fiend's husband is working as a maintenance man in an apt building. AND - I better listen to her valuable advise if I want no troubles.
I politely nod and move on. But what is it with people when they provide the BS advise thinking they're doing you a favor?. ...
