Sherriff sale, To evict or not?

So my current situation: Just bought a home at a sherriff auction, which is currently occupied by former owner. I have made contact with the owner's son, who has assured me they want to buy the house back. He also claims the delinquent letters were mailed to their last P.O., but these should have been certified letters so Im skeptical on that response. Anyways I'm all for collecting the 25% redemption fee on top of my bid money if they can pay back within a year. But my question is about what route is best to go in the mean time. Of course I have to make my bid money back, but would hate to evict an elder person.

99% of sherriff sale property are never redeemed. Of course by waiting a year for someone to save up money and live for free would not be ideal on my end. So I was thinking of asking for a basic rent amount each month until the end of the year and then giving the option to make the full payment. This way I start to make headway on the money I bid, and the owner doesn't have to be put out immediately, plus currently being occupied would save me time and hassle of finding a new tenant. If I go this route tho, I could possible have a (tenant), thus creating a liability issues.

So I'm open to suggestions on what possible routes I could take.
