How do (or should) I renew a lease in Ontario with a bad tenant?

Hey Everyone,

I have a year lease with a tenant in Ontario that is ending soon. I am not certain I want to renew the lease with this tenant, because he has been late on rent payment multiple times and I have sent him N4 forms (Notice to End a Tenancy Early for Non-payment of Rent). But I know I can't evict him just by not renewing the lease. As I understand it, the tenant would now pay month by month. My thought is by renewing the lease, I can put in a new clause requiring the use of a third party automatic rent withdrawal service.

Does anyone have any advice or know what options I have as a landlord?
