Buying condo/house to rent

Just starting to think about investing in house/condo to buy in florida.  I would like to live in it 2-3 months out of the year and rent it out the rest of the year.  Finding a property has been challenging.  There are alot of rental rules that go with condos.  How do people find places that they rent by the week for vacationers?  I see condos for rent by the week all the time, yet when researching properties to buy, rental restrictions are usually 3 mos.  Any info would be greatly appreciated.
