Flipper beginning to look at OOS... what market?

Hey there... I flip in overpriced Ca... step 2 is to buy some MF units, for "passive" income.

Ca is TOUGH... so I am starting to look at OOS investing... I would like some feedback on Markets to investigate.

My criteria:

C+ or better.  Paper cash flow with gang member tenants is out.

Appreciation at least a possibility

Tri's or quads available...

Presence of some rehab capable PM's that arent morons...

I have researched most of the gold rush OOS towns... cleveland etc... But I know there are lots that I am missing due to being in my California Bubble!  I would love to hear some opinions!

Sort of. 

I ended up shepherding my mom through a 1031 exchange and bought an 8 unit and 2 houses in Toledo with Ohio cash flow. not the process I would have followed for me. But with the 1031 and my mom’s goals being a bit different than mine. We snapped up the units.
