35 years ago, I moved north to SLC to begin full-time foreclosure flipping career leaving wife and kids at home while wife managed our small town rental properties as best she could in my absence.  Right away, lady asks for keys to show her husband (actually her boyfriend) our 2-bedroom 1-bath rental house but when I returned for the weekend the whole family including 2-kids were moved in.  Trying to turn lemons to lemonade I met with squatter couple signing lease stating they would pay rent the following week.  Following week, squatter lady offered complaint of bathroom water leak in leu of rental payment.  She was leaving for the weekend and I agreed to repair leak.  I pulled toilet, ripped up subfloor, but then got amnesia :-)

Following day our phone rings with squatter lady demanding, "Come up here immediately."  She goes on an emotional screaming rant about how her family can't live in a house with no bathroom.  Then as if someone pulled a switch, her demeanor immediately changed, she became deadly serious asking, "Does this have anything to do with my not paying the rent?"  Raising both hands with palms out, I shook my head and said, "No."

Three days later our rental was vacant again and we became strict keepers of rental keys from then on.
