Repair price list
Hello, I went to a Pete Youngs real estate seminar and he had a sheet that listed the repair prices for items for any damages tenants left him with. He would have his tenants sign it upon move in. By doing so, he reduced any complaints for the price of repairs left undone upon move out ( it listed changing a light bulb at like $18 because it takes into account time to acquire the bulb, drive to home and repair).
Does anyone else use this method? How did you come up with pricing etc. I have misplaced the sheets from the seminar since we have moved.

Sounds like an interesting idea, but I wonder what would happen if a tenant felt the charges were excessive and sued in small claims court?
For example, I can see charging $18 for ONE light bulb, because of the travel time, etc. But what about TWO lightbulbs? Would that be $36 because you drove to the store twice? It sounds a list like this could invite legal challenges if the charges piled up too much.
Any other thoughts?
