What are your closing statements/tricks to close on the applicant who you want to apply?

So far, I've never has to "close" a prospective tenant into applying. Usually they ask me what's required for them to move in and I hand them an application.

If they're not absolutely certain they want to rent my property, I am not going to use a trick to get them to make up their mind. The last thing you want in your rental is a reluctant and regretful tenant. If they're not drop-dead happy you approved them and let them move in, how motivated are they going to be to pay the rent, take care of the property, etc.?
