Ad-sign on apt. building in small town

Hi everyone,

We are having vacancies and I want to increase our visibility and let more people know we are available. We have an ad in the paper, and I was wondering if you all have advice on the following.

Our building is visible from a larger highway. It runs through a small town, and does not have lots of traffic, but anyone on it would see a sign if we put one on our building. This would hang over the banister of our 4-plex, or be hung on the side, either way would be visible from the road. We are thinking of a sign similar to the ones I see on larger complexes in bigger cities that say "Now leasing, call 555-5555"

We were thinking a white one with red writing, but could not decide what wording to have printed on it. Should we just print "For Rent, 555-5555" Or "unit available, 555-5555"? Or "2br/1ba, 555-5555"?

What would be the most effective wording?

I have not priced the sign so may find out it is very expensive but we are trying whatever we can think of.

Any thoughts would be appreciated, and if anyone does this, please let me know how it has worked for you, thanks!
