New landlord, tips on “open house” for vacant rental

Hi all. Needing some advice on marketing. Have a single family home 3/2/2 in southwest houston. Trying to rent out place ourselves to minimize expenses. House is listed on the zillow, craigslist and local greenaheet. been listed since july. Halfway through the month of august now. Have done a about 7 showings, quite a few phone inquiries. Lowered the price to be more competitive and allowing small dogs. I am going to do an “open house” this weekend. Any tips on doing an open house for rental property? -will do signs, etc THANK YOU MARI
