Tips for handling tenant turnover

Good morning, BP! 

Background:

I have a tenant moving out at the end of August. I've advertised the unit and have conjured considerable interest. Tenant and I have agreed to 24-hour notice to show unit. We have yet to schedule her move-out inspection (awaiting her date/time preference). 

Questions:

  1. What's the best way to handle the volume of interested tenants? An open house perhaps?
  2. Do you normally allow for a week or so between tenants so you can polish up?

Great questions.

Yes funnel everyone to an open house to minimize wasting your time. I do not set up individual appointments anymore. Some of these will be no shows.

If I have a tenant that is taking care of place I will likely show house while they are there.

If they are slobs or place needs stuff like paint ot or repairs I will not advertise till I can take care of these so house will show well.

I routinely use resident research.com for background checks but you Zillow offers online applications for $29 to the tenant.

I turned this option on last vacancy and it worked really well.

I told anyone that wanted to apply to go to Zillow and do so. I had people submitting applications before they even viewed the house in person. I really liked that!

I ran the regular background check to make sure ZIllow's report was on par and it was. So I have confidence in their screening.

People who are serious and really need to move soon will go ahead and apply before your open house.
