Looking for different options

I’m hoping to get information on different ideas regarding my SFH. 2br +1ba. I have been renting out the guest house for about a year. It’s a converted garage, I’m making 875 a month. My mortgage is 2,000 including insurance, taxes. I was thinking of renting renting out both places. Market rate for the home would about 2300 In the area. I would like to get into REI. I’m looking at different options Refi, sell, HELOC. Any information would be great.
