Does mobile home investing make sense if you don't own the park?

ATX here! I've been looking a lot at mobile home and manufactored homes in the Austin area.  The rents seem reasonable given the low cost to buy, but I feel like there is something I'm missing out on (ex. pad fees, legality of having a mobile/manufactored home on a pad or in a park that I don't own). 

Any thoughts from people currently doing this (or have tried doing it in the past) would be greatly appreciated! Thanks!
