Best tool for client information organization

Trying to find a tool other than excel which will allow me to manage client information. When maintenance is done on a building for a client, I would like to keep track of each issue for th lot that I own. Currently, everytime someone gets in contact, I have to add an entry in excel about what we talked about. Need a more organized way to do so
