Leasd and move out formalities

Our current tenants signed for 6 months lease but have to leave one month early. They asked if security deposit can be used for last months rent provided no damages to the property and the condition during move out is in the same condition as move in. Confirmed the property is in good condition all cleaned. 

What are the formalities that need to be followed?
