Excessive Tennant Complaints

Have a tenant a family the rent is due the 15th of every month the first month they were late with payment and broke multiple items in the apartment. Now they are complaining of bugs of which was never a problem before they moved in. Crickets in basement and ants in kitchen and fly's apparently. They scheduled exterminators without me knowing and went ahead with estimates. I spoke to one exterminator and she stated only found the ants in the kitchen and crickets in the basement. I also spoke to the other tenant who said everything is perfect and no problem with bugs at all. How do I proceed? I am concerned they are taking advantage of the rental situation and that this will continue to be difficult, but I also want to be a good landlord, any advice on how to handle this? The property is in NJ.
