Preventing lawsuits from marketing / application process

Hey all,

To protect yourself against lawsuits, do you follow any special rules or keep anything in mind when you are advertising your property, communicating with applicants and reviewing applications? Is there anything I need to be careful about other than obviously not discriminating against race / religion / nationality, etc? Do I need to be 100% consistent in the process that I follow with each person who is interested in my property?
