How to estimate landlord’s portions of maintenance/expenses on mu

Hey BP, I am getting familiar with BP’s rental property calculators to analyze multifamily apartment buildings. I am having a little difficulty estimating the landlord’s portions of maintenance/expenses.

When analyzing a 4, 8, 12 or 16 size apartment building. How do you determine what the water/sewer, the electrical cost in the common areas that the landlord is responsible for, the lawn maintenance, garbage and any other expense that the landlord would be responsible for?

How do you learn the general ranges for each category? Are there resources out there to help you determine these values for different size buildings or different parts of the country or do most people just use a very general range for each category?
