one out of 4 roomates with bad credit - should i rent.

I am renting my 4 br townhome. A group of 4 roomates want to rent. 3 of them have good credit history but one is very poor (~490). Rest are >750.

The lease would be standard California lease. I believe this means each roomate will be liable in case others break lease. So is the poor credit of one person an issue. If an issue, how serious could it be (ie worst case scenario)
